Tenant Screening Disclosures
When you apply, we obtain a consumer report to evaluate your application. Here is what that means and the rights you have under the Fair Credit Reporting Act.

Consumer reports and your authorization
As part of the application process, and with your written authorization, we obtain consumer reports, which may include credit history, criminal background, eviction records, and rental history, to evaluate your application under our Tenant Selection Criteria. Providing this authorization is part of applying; we use the report only to evaluate your tenancy.

AppFolio obtains consumer reports from one or more consumer reporting agencies, including TransUnion, Experian, or their authorized partners. The specific agency used for your application will be identified in the adverse action notice you receive if applicable.
Adverse action: what happens if we deny based on a report
If we deny your application, increase a deposit, or take other adverse action based in whole or in part on information in a consumer report, we will provide you with an adverse action notice that includes:
- The name, address, and phone number of the consumer reporting agency that supplied the report
- A statement that the agency did not make the decision and cannot explain the specific reasons
- Notice of your right to obtain a free copy of the report from the agency within 60 days
- Notice of your right to dispute the accuracy or completeness of the report with the agency
- A copy of the FCRA "Summary of Your Rights"
